Energy Performance Certificates (EPC)
Under the Energy Performance of Buildings (Scotland) Regulations 2008, it is a legal requirement for any property being marketed or let to a new tenant to have an EPC. Failure to comply renders the landlord liable to prosecution.
The EPC is a certificate illustrating the energy efficiency and environmental (CO2) impact of a property and is valid for 10 years.
