The Energy Performance Certificate (EPC) is a certificate illustrating the energy efficiency and environmental (CO2) impact of a property.
If you have recently purchased your property, the EPC will be included in the home report. Alternatively, you can search by postcode on the Scottish EPC register to check if your property has a valid certificate. An EPC is valid for 10 years.
Under the Energy Performance of Buildings (Scotland) Regulations 2008, it is a legal requirement for any property being marketed to let or rented to a new tenant to have an EPC. Failure to comply renders the landlord liable to prosecution.
